Gail Belt Appointed to Third Term – NVAR Professional Standards Committee

Gail served on the Northern Virginia Association of Realtors (NVAR) Board of Directors from 2002 to 2006. Upon completion of her two terms on the Board, she was asked to serve on the Professional Standards Committee (PSA) and has done so since 2006. We are proud to announce that Gail has just received her 3rd appointment to the Committee and will serve again in 2009.

We asked Gail to explain what the PSA is and does. Here’s what she said:

The Committee hears and decides all cases/complaints that are sent to it from the Grievance & Ethics Committee where complaints from either the general public or from an agent in regard to another agent are filed, in regard to an agent’s actions. A case may involve a grievance or claim of violation of one or more of the Code of Ethics from a member of the public or from a fellow Realtor. All data is compiled and a hearing is initially held by the Grievance & Ethics Committee. If sufficient cause is found to merit further consideration of the complaint, then it is sent on to the Professional Standards Committee and a hearing date is set.

The hearing resembles a court proceeding with a court reporter. Either party may choose to be represented by counsel or call witnesses, but this does not occur every time. Either side, complainant or respondee may question the other party as well as present their own case as well as question the other party and respond to the other party’s comments. Upon completion of the hearing the Committee members meet in private session. All data presented is evaluated based entirely on the Code of Ethics. A case may be dismissed or one or more violations of the Code of Ethics may be upheld, in which case an agent may be fined, may be required to attend a series of ethics classes, or may have their license suspended or all of the above. 

The Board takes very seriously the obligation to ensure that all Realtors deal fairly and honestly at all times, with both the public and with their fellow Realtors. The Professional Standards Committee is dedicated to carrying out this ideal.”

Gail also said, “I proudly follow in Terry’s footsteps as Terry served on this committee back in the 1990’s.”

November Housing Statistics Are in for Northern Virginia

Northern Virginia: November 2008
The Northern Virginia Association of Realtors® reports on November 2008 home sales activity for Fairfax and Arlington counties, the cities of Alexandria, Fairfax and Falls Church and the towns of Vienna, Herndon and Clifton.

A total of 1,100 homes sold in November 2008, a 3.29 percent increase above November 2007 home sales of 1,065. At the end of November, there were 1,458 sales contracts pending in Northern Virginia, a 28.35 percent increase over the 1,136 contracts pending in November 2007.

Active listings decreased by 13.81 percent from last year, with 8,369 active listings in November, compared with 9,710 homes available in November 2007. The average days on market (DOM) for homes in November 2008 decreased slightly at 91 days, compared with 99 days on the market in November 2007.

Sales prices continue to remain lower than those realized last year. The average sales price in November fell by 17.68 percent from November 2007, to $423,088, compared with last November’s average of $513,930.

The median price of homes sold in Northern Virginia in November was $335,000, which is a decline of 21.18 percent compared with November 2007’s median price of $425,000.

Greater Northern Virginia: November 2008

Sales activity in Greater Northern Virginia (NVAR jurisdictions plus Prince William, Loudoun and the Greater Piedmont counties) for November 2008 continues to show an increase from 2007.

The number of Greater Northern Virginia region homes sold in November was 2,378, a 28.68 percent increase from November 2007’s total of 1,848 sales. This marks the eighth consecutive month of increased year-over-year sales totals for Greater Northern Virginia.

The average sales price of $328,691 in November 2008 continues to lag behind the 2007 average by about 29.22 percent. The November 2007 average sales price was $464,371.

Across Greater Northern Virginia, the number of listings showed an increase from 2007 numbers, with 17,252 listings active, which is 21.32 percent less than this time last year, when 21,926 homes were available. The average DOM for a home sold in November 2008 was 98 compared with last year’s 113 DOM, a decrease of 12.56 percent.

Wow! It’s December! Already! And winter is approaching…..

That means it’s time for an update on what real estate (condos, townhomes and single family houses) is available for sale in the Vienna Oakton market.

VIENNA:

292 homes are for sale (almost the same as the last time we posted). The lowest priced listing is a condominium at Wilton House. It is an efficiency with one bath and is listed at $165,000. The highest priced listing is still the same resale on East Hunter Valley. It has 7 bedrooms, 9 full baths, 2 half baths, is sited on 6 acres and is listed at $4,250,000.  The average list price for homes on the market is $840,113 and homes are currently averaging 138 days on the market (slightly up from 131 days last month).

OAKTON:

92 homes are for sale (4 less than the last time we posted). The lowest priced listing is still a condominium in The Vistas. It has 1 bedroom and 1 bath and is listed at $156,900. The highest priced listing remains the same -a 2 year old home on 2 acres on Vale Road. It has 6 bedrooms, 8 full baths and 5 half baths. It’s over 19,000 sq ft and includes a gym with sauna, tanning booth, steam spa shower, pool, tennis, koi pond, state-of-the-art theatre & winetasting room! It’s listed at $16,500,000!  (Our prediction is that it will NOT sell for that!). The next highest priced listing is also still the same – an 18,000+ sq ft. home on Stuart Mill Rd. It has 5 bedrooms, 5 full baths, 3 half baths & 9 fireplaces and the price was reduced from $10,700,000 to $8,400,000! The average list price for homes on the market is $1,055,634 and homes are currently averaging 137 days on the market (slightly up from 127 days last month).
