As the old saying goes, it’s all about “Location, Location, Location“. That can mean many things in real estate . . . like – Do you back to parkland or do you front on a busy road? Are you in the most popular school district or one that isn’t so sought after? But it also means that real estate is HYPER-LOCAL. What is happening in Vienna or Reston may be very different than what is happening in Arlington or Oakton. 

So what are we seeing in the Vienna & Oakton markets this week?

  • Inventory is inching up – in both Vienna and Oakton. It appears that Sellers may have been waiting for “Back-To-School” to go on the market.
  • Average days on market remain at “summer levels” and are fairly stable.
  • The number of contracts this week was still low in both Vienna and Oakton, although Vienna picked up slightly. 
  • Vienna had the highest percentage of homes listed over $800,000 go under contract that we have seen since mid-July (32%).
  • We still appear to be in a fairly balanced market (3-6 months supply) in both Vienna and Oakton – although both areas are trending up and show almost the highest levels this year.

Real estate is HYPER-LOCAL. What is happening in Vienna or Reston may be very different than what is happening in Arlington or Oakton. And what was happening last week may be very different than what is happening this week.

So what are we seeing in the Vienna & Oakton markets this week?

  • Inventory is slightly up in Oakton – while inventory in Vienna is at its lowest level since late March.
  • Average days on market remains fairly stable.
  • After three weeks in a row of 6 contracts per week in Oakton, we only saw 4 contracts ratified this past week.
  • Vienna’s contract rate (13) was not as low as last week (9), but it was still tied for the 2nd lowest number of contracts in a week since mid-February.
  • We still appear to be in a fairly balanced market (3-6 months supply) in both Vienna and Oakton
