  • Inventory in Vienna dropped another 2% and inventory in Oakton dropped just 1 unit. This makes 11 weeks in a row that inventory has dropped in Vienna and 13 weeks in a row in Oakton.
  • Three homes went under contract in Oakton and four homes went under contract in Vienna. All but one was listed at $699,000 or less.
  • With a 3-4 month supply of homes in Vienna and a 4-6 month supply of homes in Oakton, both areas remain in a balanced market (defined as 3-6 months housing supply).

  • Number of Contracts: 4
  • Average Days on Market for Active Listings: 154 days
  • Average Days on Market for Listings That Went Under Contract: 130 days
  • Inventory: 174 homes on the market
  • Number of Months Supply of Homes (Based on past 90 day contract rate): 3.2 months
  • Number of Months Supply of Homes (Based on past 30 day contract rate): 4.5 months

This Week In Vienna Oakton Real Estate!

In the meantime, here’s what’s we saw happen in Vienna Oakton real estate this week:

  • Inventory in Vienna dropped another 5% to its lowest level since early March. Inventory in Oakton also dropped 10% and is at it lowest level since mid-March.
  • Two homes went under contract in Oakton. One was originally listed in April at $1,200,000. In May, the Seller reduced the price to $1,100,000. And in August, the price was reduced to $998,000. It finally went under contract this week. (Sounds like this Seller should have read our blog posts about Pricing Myths and the Dangers of Overpricing – LOL!) The other home that went under contract this week was a condo in Trevor House and it sold in 17 days.
  • Ten homes went under contract in Vienna this week. All were listed under $760,000.
  • With a 3-4 month supply of homes, Vienna remains in a balanced market (defined as 3-6 months housing supply). Oakton, on the other hand, shows a 4.2 month supply based on the past 90 days’ contract rate, but a 9 month supply based on the past 30 days’ contract rate. We will be watching closely after the New Year to see where this is headed. It may just be a blip on the “Holiday Radar”. But NOW is a good time for BUYERS in Oakton!

  • Number of Months Supply of Homes (Based on past 30 day contract rate): 4.1 months

Red Light! Green Light!

It’s time for our weekly update on the Vienna – Oakton real estate market. This week it looks like we have “Red Light, Green Light”. While sales are slowing up in Oakton (Red Light!), they are still brisk in Vienna (Green Light!).

Here’s what’s we saw this week:

  • Inventory in Vienna dropped another 6% to its lowest level since mid-March. Inventory in Oakton remained stable.
  • Twice as many homes in Vienna went under contract last week as each of the two weeks prior. And one of the homes that sold was on the market for almost THREE YEARS! In Oakton, only one home went under contract last week.
  • With a 3-4 month supply of homes, Vienna remains in a balanced market (defined as 3-6 months housing supply). Oakton, on the other hand, shows a 4.4 month supply based on the past 90 days’ contract rate, but a 9.9 month supply based on the past 30 days’ contract rate. We will be watching closely after the New Year to see where this is headed. It may just be a blip on the “Holiday Radar”. But NOW is a good time for BUYERS in Oakton!

Here’s what’s happening in the Vienna & Oakton real estate markets:

  • Inventory levels in Vienna dipped below 200 for the first time since mid-March. Inventory in Oakton also continued to drop. If you’re thinking of selling your home, NOW might be a great time to be on the market. You’ll beat the “Spring Rush” and have less competition!
  • Average days on market for homes that went under contract this week was only 20 days in Oakton and 98 days in Vienna.
  • The contract rate remained stable in Vienna – with 7 contracts this week. Oakton also saw 3 contracts – all on condos in the lower price ranges.
  • The activity we saw this week was almost entirely in the lower price ranges. Nine out of ten homes that went under contract were listed below $550,000.
  • Despite what you hear in the general news media, we are still in a balanced market (defined as 3-6 months housing supply), with a 4-5 month supply in both Vienna & Oakton.
