This Week In Vienna Oakton Real Estate

Stay tuned to see what the Spring Buying Market brings . . . but in Vienna and Oakton, things are picking up already. Buyers are out & about. On Sunday, we had an open house at our listing on East Street in Vienna and we had between 50-60 groups of people through. Seeing that many people at an open house hasn’t been unusual in places like Arlington, but we haven’t seen a turnout like that in a LONG time here in Vienna.  If you’re thinking of selling your home – NOW is the time to be in the market!

416 East St SE in Vienna – $1,279,900

Here’s what we saw happen in Vienna Oakton real estate this past week:

  • Inventory in Vienna and Oakton rose slightly (VERY slightly – up just 2 units in both Vienna and Oakton). This halted the drop in inventory that we saw for the past 11-12 straight weeks in a row.
  • Nine homes went under contract in Oakton and nine homes went under contract in Vienna. For Oakton, this is the most contracts in one week since last May at the height of the Spring market. However, in Vienna, while this is a healthy number of contracts – it’s a lot less than we saw this time last year. Stay tuned to see what happens as we move into the Spring buying season.
  • With a 3-4 month supply of homes in Vienna and in Oakton, both areas remain in a balanced market (defined as 3-6 months housing supply). (Note however, that certain price points are even lower and so we are seeing some areas in a Seller’s Market!)

SELLERS:

The moral of this story for Sellers is that NOW is the time to get your home in the market. There will be less competition! Everyone else is “waiting for Spring”. Do you want to be in the market with “everyone else”? (PS: Notice that I said IN the market – not ON the market! Homes IN the market sell. Homes ON the market sell other homes by being overpriced.)

BUYERS:

The moral of this story for you is that if you are in the market to buy in Vienna or Oakton, BE A BOY SCOUT AND BE PREPARED to move when you see the home you like. Have your loan already approved, have your funds liquid, make sure your Realtor has gone over the standard contract with you so you already have all your questions answered and be ready to compete if necessary!

How’s business?” and “What areas do you sell homes in?” These are two questions we get a lot!

The first question (“How’s business?”) is sometimes really just a lead-in to a more specific personal question – meaning for example that the person asking may be wondering how the market is because they are thinking of selling their home. Or they’re wondering “How’s business?” because they are thinking of buying and want to know if they can “get a deal”. These are questions we address frequently here on our blog – with market statistics, advice to Buyers and Sellers and anecdotal stories about what’s happening in the marketplace.

But we also frequently get asked – “How’s YOUR business?”. So we thought we’d take a minute to answer that. Why?

  1. Because we feel blessed to have been able to assist so many wonderful families this year – and want to thank you!
  2. Because we think it will underline the differences between The Belt Team and the “average agent”. And that difference may be important to you when you are buying or selling.

The Belt Team 

Last year, The Belt Team sold 96 homes. We were named to the Top 100 Residential Real Estate Teams in the U.S. by the Wall Street Journal (out of over 1.1 million Realtors) and we ranked #6 in North America for Keller Williams Realty (out of over 80,000 agents).

In Northern Virginia, there are more than 10,000 Realtors. (Wow – seriously?! We must rank right up there with attorneys – yikes!) The “average agent” in Northern Virginia sold about 4 homes – that’s one every 3 months. The Belt Team sold a home every 4 DAYS!

Because most of us live in Vienna, we tend to sell more homes in the Vienna and Oakton areas(in fact – more than ANY other Realtor!), but we also have long track records in Great Falls, McLean, Arlington, Reston, Alexandria, Ashburn, Herndon, Sterling, Fairfax, Oak Hill, Manassas, Clifton and pretty much all of Northern Virginia. Since we have been selling Northern Virginia since 1972, we have a good working knowledge of the entire area. And since we work as a team, we can leverage our knowledge exponentially on your behalf.

LOCAL REAL ESTATE UPDATE – DECEMBER SALES & STATS (Vienna, Oakton, Reston, McLean & Great Falls)

Before we move on to 2011 stats (coming later this week), let’s take a look at what we saw locally (in Vienna, Oakton, Reston, Mclean and Great Falls) in December. The stats are quite interesting this month:

  • Note that in almost every location, more homes went under contract in December of 2010 than 2009. The only exception was Oakton – where the same number of homes went under contract in December of 2010 as 2009.
  • New listings in Vienna, Oakton and Reston were all down in 2010 over 2009. While in McLean & Great Falls, 1.5 – 2 times more new listings came on the market in December 2010 over December 2009.
  • More homes sold in Vienna, Oakton & Reston in December 2010 than December 2009. McLean & Great Falls are still “catching up”.

This data backs up what we saw recently in Forbes – where Washington D.C. was listed as #1 on the list of “Cities Where Home Values Will Rise Most in 2011“.
