Last week, our company gathered for the annual “Keller Williams Family Reunion”. That’s what we call our annual convention. About 9,000 (of the 78,000+) Keller Williams agents from across North America got together for lots of incredible training, the annual presenting of awards – – – and of course some fun!
And as of last week, Keller Williams Realty is now in the Guinness Book of Records for the largest cha cha slide dance! This doesn’t have anything to do with real estate – but it’s a good example of how Keller Williams is not like other companies. We’re different! This week saw Vienna inventory rise just slightly, while Oakton’s inventory remained the same as last week. Contract activity was fair – with 10 contracts in Vienna and 3 in Oakton.
The net result, when the trend is analyzed over a 30 day and 90 day period – is that Vienna remains in a Sellers Market and Oakton remains in a Balanced Market.
Note – however, that if you are buying or selling a home in these areas, you would want to ask your Realtor for a much more “micro” analysis because inventory, contract rate and months of housing supply varies depending on your price range. Just as an example, this past week, no contracts were ratified in Vienna OR Oakton on homes listed above $800,000.
SELLERS
This means NOW is a great time to sell – while competition is low! The Belt Team has a track record of selling our listings in Vienna 35 days faster than average and for 4.27% more than average (figures are similar in Oakton and all around Northern VA.) Contact us to set up an appointment.

This week finds a similar story to last week. Inventory in Vienna dropped yet again, while inventory in Oakton rose another 9%. And while sales in Vienna remained strong, nothing went under contract in Oakton.
