Home Sale Statistics in Northern Virginia – August 2021

So are you wondering…what’s the housing market looking like at the end of summer? Are sales up or down? Is inventory still a challenge? And what about home prices? Watch the video below for answers!

Here are more statistics for the August 2021 housing market in Northern Virginia. Be sure to also click the links at the bottom of the post for the August market stats for some hyper local areas.

Northern Virginia August 2021 home sales:

4,033 homes went under contract in the region. This is down 9% from the same time period in 2020.

58% of the homes that went to settlement in August 2021, sold in 10 days or less from when they hit the market.

• Average sold price was $645,551 (up 6% from the same time period in 2020).

4,634 homes came on the market. That’s down 0.8% from August 2020.

• Homes that sold (closed) averaged 15 days on market 1 day faster than in August of 2020.

• There is currently a 1.0 month supply of homes (remember, in a balanced market – the demand from buyers equals the supply from sellers – there is a 5-6 months supply) in the Northern Virginia – and 3,932 homes for sale (townhouse, condo and single-family).

OVERALL: Northern Virginia remained an aggressive Seller’s Market. The market slowed a bit but we didn’t see a significant change in the numbers from July to August.  We continued to see some decrease in the year-over-year numbers but the average sold price was up again from 2020.
