SEARCH HOMES FOR SALE IN WINDOVER HEIGHTS

The broad subdivision of Windover Heights is located in the Northwest quadrant of town and is one of the most unique areas of Vienna, VA. Here you will find single family homes that date all the way back to the late 1800’s – right near homes built just this year. The size of the homes range from bungalow style cottages to elegant, stately homes. And prices range from the $500’s to well over a million dollars. What most of the homes have in common is their charm. Vintage heritage and 21st century convenience – all rolled up into one!

Windover Heights Historic District (also known as “The Hill”) was carved out from the broader subdivision and was named a historic district by the Town of Vienna in 1979. Some of the homes in this area come with amazing histories! And many of the residents are passionate about sharing those stories. One of the events Windover Heights is known for is “The Walk On The Hill” – sponsored by Historic Vienna, Inc. (Read more about “The Walk On The Hill“).

Driving or strolling through Windover Heights is like going back in a time machine. You can picture what life was like back in the 19th century. And yet, at the same time, you’re oh so close to all the amenities that the Town of Vienna has to offer. The neighborhood is close to restaurants, stores, the post office & more.

The Washington Post wrote an article a few years ago that will give you a great flavor of what the Windover Heights neighborhood is like.

Neighborhood Spotlight: Vienna Woods in Vienna VA

SEARCH HOMES FOR SALE IN VIENNA WOODS

With more than 1,400 homes, Vienna Woods is one of the largest & most mature neighborhoods in Vienna, VA. Vienna Woods is spread throughout Southwest Vienna where most of the original homes in the neighborhood were built in the 50’s and 60’s . Since then, the scarcity of land and the popularity of the location have meant that many of those homes have been torn down and new custom homes built. This started happening slowly in the 80’s and continues today. You’ll see all kinds of homes in Vienna Woods – from tiny little ramblers to charming Craftsman style houses & standard colonials.

The neighborhood includes multiple parks, as well as several private clubs, and options for recreation abound. You’ll find Meadow Lane Park in one corner and Southside Park at the opposite end. Cunningham Park rounds out the three parks. The parks provide playgrounds, tot lots, sports fields, basketball, volleyball, picnic areas and even tennis courts. Two private clubs are also in Vienna Woods – Vienna Aquatic Club (known as VAC) and Vienna Woods Swim & Tennis Club. Both clubs are very popular, but they have their own distinct personalities. VAC is a little more intimate in size, and not quite as active as Vienna Woods. Vienna Woods is larger, and in addition to the pool activities that VAC has, there are also tennis courts. Vienna Woods usually has a LONG waiting list to join, but rental memberships are sometimes available for new residents.

Convenience is a definite benefit of living in Vienna Woods. Many residents walk to the Vienna Metro and find easy commuting access to locations in Washington DC and all over Northern VA. And since Vienna Woods is in the heart of the Town of Vienna, you have access to every amenity, including top notch restaurants, grocery stores, entertainment and more.

Vienna Woods is in the Madison High School pyramid and younger students attend Marshall Road Elementary and Thoreau Middle School.

The Impact of Homeownership on Civic Involvement

Here’s a fascinating new update from Keeping Current Matters:
The Impact of Homeownership on Civic Involvement | MyKCM

The National Association of Realtors recently released a study titled ‘Social Benefits of Homeownership and Stable Housing.’ The study confirmed a long-standing belief of most Americans:

“Owning a home embodies the promise of individual autonomy and is the aspiration of most American households. Homeownership allows households to accumulate wealth and social status, and is the basis for a number of positive social, economic, family and civic outcomes.”

Today, we want to cover the section of the report that quoted several studies concentrating on the impact homeownership has on the civic participation of family members. Here are some of the major findings on this issue revealed in the report:

  • Homeowners have a much greater financial stake in their neighborhoods than renters. With the median national home price in 2015 at $223,900, even a 5% decline in home values will translate into a loss of more than $11,195 for a typical homeowner.
  • Because owners tend to remain in their homes longer, they add a degree of stability to their neighborhood.
  • Homeowners also reap the financial gains of any appreciation in the value of their home, so they also tend to spend more time and money maintaining their residence, which also contributes to the overall quality of the surrounding community.
  • Homeowners were found to be more politically active than renters with 77% of homeowners saying they had at some point voted in local elections compared with 52% of renters.
  • There seems to be a greater awareness of the political process among homeowners. About 38% of homeowners knew the name of their local school board representative, compared with only 20% of renters.
  • There is a higher incidence of membership in voluntary organizations and church attendance among homeowners.
  • Homeownership does create social capital and provide residents with a platform from which to connect and interact with neighbors.
  • Owning a home means owning part of a neighborhood, and a homeowner’s feelings of commitment to the home can arouse feelings of commitment to the neighborhood, which, in turn, can produce interactions with neighbors.

Bottom Line

People often talk about the financial benefits of homeownership. As we can see, there are also social benefits of owning your own home.

*Next Thursday, we will report the study’s findings on the impact homeownership has on a family’s health.
